GAF Roof Replacement in Los Angeles: What to Know First
GAF roof replacement in Los Angeles typically runs $9,500 to $22,000 for a standard single-family home, depending on square footage, the GAF line you choose, and what’s underneath the old shingles. We’re Tilehurst Roofing Los Angeles, an independent GAF service provider, and most full replacements take 3 to 5 working days once materials land. We don’t quote blind and we don’t adjust the number at the door.
If you own a GAF roof and it’s nearing the end of its service life, this page tells you what actually fails on these systems in LA’s climate, what replacement costs, and how we approach the job differently. Call (213) 674-2890 for a written estimate before any work starts.
How GAF Products Fail – and How We Fix Them
Every brand has its patterns. Here’s what we see on GAF roofs across Los Angeles County, and what we do about it during replacement.
- Timberline HDZ and HD shingle delamination. The Timberline series is the most common GAF line on LA homes. After 15 to 20 years of Southern California sun, the adhesive strip between the two laminated layers starts to dry out and the top layer peels up. Wind catches the lifted edge and you lose shingles one storm at a time. Our fix at replacement is straightforward: new Timberline HDZ or UHDZ shingles with fresh sealant strips, installed to GAF’s nailing pattern, plus a check of the drip edge so wind can’t get under the first course.
- Starter strip failures on steep grades. GAF’s system depends on a starter shingle course along the eaves to seal the first row. On steeper Los Angeles hillside roofs like those in Mount Washington or Baldwin Hills, installers who skipped or reused starter strips cause the bottom course to flap and tear. We always install a new GAF starter course, and we inspect the existing one before we tear off so we know what the last crew actually did.
- Ridge cap cracks on Timberline roofs. GAF’s ridge cap shingles flex more than the field shingles, and 10 to 12 years of direct LA sun causes the cap to crack along the bend line. Water gets in at the ridge, rots the decking underneath, and you don’t see it until the leaks start. During replacement we inspect every ridge line, replace the caps, and check the decking below for rot before laying anything new.
- Underlayment breakdown on flat or low-slope sections. Many LA homes, especially in Mid-City and the Westside, combine a pitched shingle roof with a flat section over a porch or addition. GAF’s shingles are fine, but the underlayment underneath them is often the GAF Deck-Armor or a competitor’s felt product that’s now crumbled. If the old underlayment is compromised, we replace it with a fresh synthetic underlayment before the shingles go down, because no shingle covers for a failed base layer.
- Flashing failures at dormers and sidewalls. GAF makes good flashing products, but the weak spot on LA roofs is almost never the flashing material itself, it’s the installation detail where the flashing meets stucco walls on dormers or chimneys. We see dried sealant, gaps left open for years, and step flashing that was never properly lapped. At replacement we cut back the stucco, install new step and counter flashing, and seal with a polyurethane that holds up under constant UV exposure.

Our GAF Roof Replacement Process
- 1
We show up and we look. Greg Holloway or one of our senior techs walks the roof, documents what’s failing, and photographs the trouble spots so you can see exactly what we see.
- 2
We write the price. Before anything is torn off, you get a written estimate with the GAF line we recommend, the scope of decking replacement if needed, and the exact cost. The Kingswell Way is simple: say the price before the work.
- 3
We order the right GAF materials. For replacement we typically spec Timberline HDZ or UHDZ shingles, GAF starter strips, ridge caps, and a synthetic underlayment. If you want a different look, we’ll price it out with the same honesty.
- 4
We tear off and inspect. Once the old shingles are off, we check the decking. In Los Angeles we regularly find rot around chimneys and skylights that no one saw coming. We’ll show you photos before we replace any decking so there are no surprises.
- 5
We install, flash, and seal. New underlayment, new shingles, new flashing at every penetration. The crew leaves the site cleaner than they found it.
- 6
We hand you a written guarantee. Every replacement carries our workmanship warranty, in writing, before the crew leaves the driveway. If anything fails inside that window under the 365-Day Done Right Promise, we come back at no charge.

AfterWhat GAF Roof Replacement Costs in Los Angeles
Here are real numbers for GAF work in the Los Angeles market, based on what we’ve quoted and completed.
- Timberline HDZ replacement, 1,500 sq ft home: $9,500 to $13,500. This is the most common job we do.
- Timberline UHDZ replacement, 1,500 sq ft home: $11,500 to $15,500. Thicker shingle, deeper shadow line, slightly higher material cost.
- Decking replacement (per sheet): $75 to $110 per 4×8 sheet, installed. LA homes with older decking and long-dead leaks often need 5 to 15 sheets.
- Full tear-off and disposal: Included in the numbers above, not a line-item surprise at the end.
What moves the price: roof pitch, height (two-story hillside homes in neighborhoods like Hancock Park cost more to stage), the amount of decking replacement, and whether you have a flat section that needs membrane work. Call (213) 674-2890 for an exact written estimate. It’s free, and it’s the actual number we’ll build to.
Why Los Angeles Homeowners Call Tilehurst Roofing Los Angeles for GAF Work
Most of the people we work for have already been burned once. They hired a roofer who didn’t show, or showed with a different price than the estimate, or finished a repair that failed before the season changed. We know because they tell us. Tell you the price before we touch the roof, that’s the only way we know how to start.
Every Tilehurst Roofing Los Angeles job, including GAF replacement, starts with a written price and ends with a written guarantee. Our techs are background-checked and uniformed, so you know exactly who is on your roof. We answer the phone with a live person 24 hours a day, seven days a week, not a voicemail queue. And while GAF is a solid system, we also install Owens Corning and CertainTeed, so if your roof needs something different, the product fits the home, not the truck.
As an independent GAF service provider, we’re not tied to a single line. That means we tell you when GAF is the right choice, and when it isn’t. Most of the time on LA homes, Timberline HDZ is exactly what we’d put on our own roof.
FAQs
No. Replacing damaged or worn GAF shingles with new GAF shingles installed to the manufacturer’s nailing pattern keeps the material warranty intact. What voids warranties is improper installation, which is why we follow GAF’s specifications on every job. As an independent contractor, we’re not authorized by GAF, but we install their products the way they were designed. Call (213) 674-2890 to talk through your warranty status.
GAF roof replacement in Los Angeles typically runs $9,500 to $22,000 for a single-family home, with the most common Timberline HDZ job landing between $9,500 and $13,500 on a 1,500 sq ft roof. Decking replacement, steep pitches, and flat sections add cost. We include tear-off, disposal, and underlayment in every written estimate so the final number doesn’t move. Call (213) 674-2890 for an exact quote, free.
Most GAF replacements in Los Angeles take 3 to 5 working days from tear-off to final cleanup. Weather delays happen, but LA’s dry season means we schedule replacements year-round. If decking replacement is extensive, we’ll tell you before the first sheet goes down, not after.
If your GAF shingles are less than 10 years old and the problem is isolated, a repair often makes sense and we’ll tell you that honestly. If the roof is 15 to 20 years old with delaminating Timberline shingles, cracked ridge caps, or leaking around multiple penetrations, replacement is usually cheaper per year than chasing repairs. The fastest way to get a straight answer is a roof walk. Call (213) 674-2890 to schedule one.
Yes. Where the City of Los Angeles requires a permit for reroofing, we pull it, schedule inspections, and make sure the job passes. It’s part of the written estimate, not an add-on discovered halfway through.
