Boral Underlayment & Deck Repair: The Los Angeles Owner’s Guide

We stock and install Boral-compatible underlayment and deck repair materials across Los Angeles, with most underlayment replacements running $900 to $2,600 installed depending on deck condition and roof size. In most cases we can have a technician on your roof the same week you call, and we always hand you a written price before any tear-off starts. The way owners usually find us is simple: a leak shows up on the ceiling after a rain, or a roofer doing a repair lifts a tile and finds the underlayment underneath has turned to dust. That’s the moment you need to know what you’re actually dealing with, not what a salesperson wants to sell you.

Which Boral Models This Applies To

Boral’s roofing lines in Southern California break into a few families: Boral concrete roof tile (including the flat, low-profile Mission and Flat Shake profiles and the deeper barrel profiles), Boral clay roof tile, and Boral composite and stone-coated steel products. The underlayment requirement changes with each. Concrete and clay tile demand a high-temperature, high-tensile underlayment, typically a two-ply modified bitumen system or a synthetic rated for tile contact. Stone-coated steel runs a different deck prep entirely, usually with a high-temp synthetic or a peel-and-stick ice-and-water barrier on eaves.

Here’s the compatibility gotcha most owners don’t hear until it costs them money: Boral tile has a minimum 3:12 roof slope for standard installation, and the underlayment you choose has to carry the tile’s thermal load. A single-ply #30 felt, which lasts a decade under asphalt shingles, bakes out and tears under Boral tile in eight to twelve summers here. When we quote a Boral underlayment job in Los Angeles, we’re almost always quoting a two-ply modified bitumen system or a high-temp synthetic rated for concrete tile, never builder-grade felt. If you’re not sure which Boral profile you have, take a photo of a tile from the underside edge and check the back for the Boral stamp, then measure the exposed width. That will usually tell us the profile before we even send someone out.

Signs Your Boral Underlayment & Deck Repair Is Failing

  • Water stains on ceilings or walls after rain. Underlayment is the waterproof layer under the tile, so if water is getting through, the underlayment has split, lifted at a seam, or pulled away at a penetration. The tile itself rarely fails first.
  • Crumbling felt visible under a lifted tile. In Los Angeles heat, old felt underlayment dries out, cracks, and eventually disintegrates. Lift a tile edge gently with a flat bar and if what’s underneath flakes or powders, the system is done.
  • Damp or spongy roof decking. Once water sits on plywood or OSB decking, the wood starts to delaminate and rot. You may feel it inside the attic as a soft spot, or see swelling at the roof edge from the ground.
  • Tile shifting or sliding out of place. This is often an underlayment failure in disguise. When the underlayment degrades, tiles lose their grip and the whole system starts moving, especially on steeper Los Angeles hillside homes.
  • Granules or dark staining around roof penetrations. Pipes, skylights, and vents are where underlayment fails first. If you see dark water trails around a pipe boot or chimney flashing, water has been getting under the tile for a while.

Replacement Cost & What’s Included

In Los Angeles, expect to pay $7 to $12 per square foot for a full Boral tile lift, underlayment replacement, and tile reset, including all materials and disposal. A partial repair on a smaller section, like a single roof plane or a valley, typically runs $1,200 to $2,800. Full roof underlayment replacement on a 2,000-square-foot roof in Los Angeles generally lands between $5,500 and $11,000 depending on tile profile, deck condition, and how much rotted plywood has to come out.

Every quote from us includes the lift, the new underlayment, new battens if yours are deteriorated, tile reinstallation, and disposal of the old material as separate line items. If the decking under the underlayment has rotted, we’ll show you a per-sheet price for replacement before we ever cut into the roof. No change orders at the door. You’ll get a written price before any work starts, and every repair carries a written guarantee. If a repair fails inside the guarantee period, we come back and make it right at no charge under the 365-Day Done Right Promise.

DIY or Call Us?

You can safely check a few things from the ground or a ladder: look for missing or shifted tiles, check the attic for damp decking after rain, and look for water trails around chimneys and pipes. If you see any of those, call us. Underlayment replacement is a full tear-off job: every tile has to come off the affected area, be set aside without breaking, and the deck inspected before the new underlayment goes down. That’s not a weekend project. One wrong step on tile, and you’re buying replacement tile at $4 to $10 per piece to match a discontinued Boral profile. You need a crew that has done this on Los Angeles roofs for years and carries the replacement materials on the truck. Tell you the price before we touch the roof – that’s the only way we know how to start. If you suspect your underlayment is failing, call (213) 674-2890 and we’ll schedule a free inspection.
