Atlas Roof Replacement in Los Angeles: What to Know First
Atlas roof replacement in Los Angeles typically runs $14,500 to $28,000 for a full tear-off and re-roof on a standard single-family home, with most jobs completed in 3 to 7 working days once materials land. We’re an independent Atlas service provider, which means we install and replace Atlas shingle systems but we don’t answer to Atlas corporate, so we tell you the truth about what your roof actually needs and what it costs before a single bundle gets lifted. If you own a home with Atlas shingles that are failing, worn through, or just at the end of their service life, this page explains what to expect. Call (213) 674-2890 and a live person answers, day or night.
How Atlas Products Fail – and How We Fix Them
Atlas makes a solid shingle when it’s installed right, but we see the same failure patterns repeat across Los Angeles neighborhoods, from Sherman Oaks to Westchester to Eagle Rock. Here’s what actually happens on Atlas roofs out here, and what we do about it:
- Pinnacle Pristine granule loss after 10 to 14 years. The Pinnacle line uses a heavier granule coating than economy shingles, but LA’s dry heat plus Santa Ana winds can strip granules faster than the warranty math suggests. You’ll see bare asphalt patches and granules in your gutters. By the time granule loss is visible, the mat underneath is already UV-baked. We don’t patch this, we replace the affected slopes with a full tear-off so the new underlayment and shingles sit on a clean deck.
- StormMaster Shake wind-lift at the rake edges. StormMaster Shake is rated for high wind, but older installations in the foothills and canyon neighborhoods sometimes used too few nails per shingle. After a few wind events, the rake edges lift and crack. We find this on homes in Porter Ranch and Granada Hills where the wind funnels through the passes. The fix is a replacement with the correct nailing schedule and hand-sealing the rake edge.
- GlassMaster sealant bond failure on south-facing slopes. GlassMaster is Atlas’s three-tab line, more common on LA homes built in the 1990s and early 2000s. The asphalt sealant strip can fail on slopes that get full sun from noon to sunset. Shingles don’t lie flat anymore, wind gets under them, and the roof starts losing pieces. We see this constantly in Mid-City and Leimert Park. Once sealant fails that broadly, a new roof is the honest fix.
- Decking rot under Atlas shingles near roof valleys. This isn’t an Atlas-specific flaw, it’s a Los Angeles reality: our winter rains are intense and short, and valleys that were flashed with basic metal can develop slow seepage. By the time the roof is replaced, the decking under the valley is punky. We replace that decking before laying new Atlas shingles. Patching over rotted deck is how you get a roof that fails in eighteen months.
- Chalet line aging out on hillside homes. Atlas Chalet shingles give a dimensional, cedar-shake look that fits the hillside architecture in Los Feliz and Silver Lake. But they don’t age evenly, and after 15 to 18 years they can look worn while the rest of the roof still looks serviceable. Homeowners see it in listing photos and on sunny days. We replace full slopes rather than trying to match new Chalet against faded existing shingles, because no amount of matching hides the difference.
The throughline here: on a Los Angeles roof, most Atlas failures at replacement time are about sun, wind, or installation details from the original job. That’s the roof replacement conversation we have every week, and Greg Holloway has had it more times than he can count from his years working roofs across LA County.
Styles & brands we work with

Our Atlas Roof Replacement Process
Every Atlas roof replacement we do in Los Angeles follows the same sequence, and we don’t skip steps to save time. What we don’t do is surprise you with the price at the end.
- 1
Call and talk to a person. You call (213) 674-2890, a live person answers, and we schedule a time. We arrive in the window we gave you. That’s the Kingswell Way and it’s not negotiable.
- 2
Full roof inspection. We look at the shingles, the underlayment, the decking from the attic side, the flashings, the drip edge, the ridge cap. We check for the Atlas-specific failure patterns above. We also check ventilation, because an LA attic that bakes at 140 degrees cooks shingles from below.
- 3
Written price before any work starts. We hand you a line-item written price that covers tear-off, decking replacement if needed, underlayment, shingles, flashing, drip edge, ridge cap, hauling, and cleanup. No change orders after we start unless you ask for something different.
- 4
Material decision. We install Atlas roofing products as an independent provider, and we also work with GAF, Owens Corning, CertainTeed, IKO, Tamko, and Boral. If an Atlas line matches your home best, that’s what we quote. If another brand fits better for your specific slope, exposure, or architectural style, we say so and show you the numbers either way.
- 5
Tear-off, decking repair, and install. We strip to the deck, replace any rotted decking, lay fresh underlayment, and install the new system with the correct nailing schedule for Los Angeles wind zones. Crews are background-checked and uniformed, so you know who’s on your property.
- 6
Cleanup, written guarantee, and the walkaround. We leave the place cleaner than we found it. We hand you the written guarantee before the crew leaves, not mailed later. If something fails inside the guarantee period, we return at no charge under our 365-Day Done Right Promise.

AfterWhat Atlas Roof Replacement Costs in Los Angeles
Real numbers, because you should know before you call. A full Atlas Pinnacle Pristine tear-off and replacement on a typical 1,800 to 2,200 square foot single-story Los Angeles home runs $16,000 to $24,000. Atlas GlassMaster three-tab runs lower, $14,500 to $18,000, but we rarely recommend it for LA sun exposure. Atlas StormMaster Shake runs $19,000 to $28,000 depending on slope count and complexity. Two-story homes, steep pitches, and homes in hillside neighborhoods like Echo Park or Mt. Washington push those numbers higher. Decking replacement adds $75 to $110 per 4×8 sheet. What moves the price is deck condition, roof access, slope steepness, and how many layers need to come off. Call (213) 674-2890 for a written quote. Estimates are free, and the price we write down is the price you pay.
Why Los Angeles Homeowners Call Tilehurst Roofing Los Angeles for Atlas Work
Most of the people who call us have already been burned once. They hired a roofing company that didn’t show, or showed and changed the price at the door, or finished a repair that failed before the next rain. We exist for those people. We’re the local Los Angeles member of the Kingswell family of roofing companies, founded in 2000, and we operate on a simple sequence: say the price before the work, show up when we said we would, leave the place cleaner than we found it, put the guarantee in writing, and come back if it fails. Tell you the price before we touch the roof – that’s the only way we know how to start. Our techs know Atlas products, and because we also install GAF, Owens Corning, and CertainTeed, we’re not trying to force one brand onto every home. A live person answers your call 24 hours a day, seven days a week. You won’t reach a voicemail.
FAQs
No, replacing your Atlas roof with new Atlas shingles installed to manufacturer specifications keeps any applicable manufacturer warranty intact. As an independent Atlas service provider, we install to spec using correct fastening patterns and ventilation practices. We don’t handle warranty registration for you, though, so ask us during the estimate and we’ll walk you through what Atlas requires.
We can often match Atlas colors closely, but if your existing roof has been up for more than a few years, the new shingles won’t match exactly because the old ones have faded. Dimensional lines like Pinnacle and Chalet show this more than three-tab lines. In most cases, if one slope needs replacement and the rest of the roof is near end of life, we recommend a full replacement so you’re not chasing a match. Call (213) 674-2890 and we’ll give you an honest read during the estimate.
Most Atlas roof replacements take 3 to 7 working days once materials arrive on site. Weather delays in Los Angeles are rare but wind advisories can push the schedule, especially on exposed hillside properties. We’ll give you a written schedule with the written price, and we keep to it.
It depends on the failure pattern. Isolated wind damage on a newer Atlas roof can sometimes be repaired if the sealant strips are still bonding and granule coverage is intact. But when you see widespread granule loss, lifted rake edges, or valley seepage on an Atlas roof that’s 12 years or older, repair is a temporary fix that costs more per year than replacement. We’ll show you both options with prices for each and let you decide.
For replacement, we install full Atlas shingle systems when Atlas is the right fit for your home. We don’t mix Atlas shingles with off-brand ridge cap or underlayment. We do install other brands where the home genuinely calls for it, including GAF, Owens Corning, and CertainTeed. The material decision is based on your roof, your slope, and your budget, not on what we happen to have in the truck.
