Atlas Flashing Replacement: The Los Angeles Owner’s Guide
We stock and install Atlas-compatible flashing replacement parts across Los Angeles, with most jobs running between $380 and $850 installed, depending on roof pitch, accessibility, and how many linear feet need replacing. Most flashing replacements are done the same day we arrive, and yes, we carry the common profiles on the truck. You usually find out a flashing has failed the hard way: a water stain on the ceiling after the first real rain, or a drip line running down an interior wall. By the time water shows up inside, the flashing has been quietly failing for months, and the fix is no longer optional.
Which Atlas Models This Applies To
Atlas flashing isn’t one part. It’s a family of galvanized steel and aluminum profiles sized to work with Atlas shingle lines: StormMaster, Pinnacle, and GlassMaster being the three we see most often in Los Angeles. The critical dimension is the step flashing width and the apron bend angle, and that’s where we see compatibility mistakes. A flashing cut for StormMaster’s thicker profile won’t seat cleanly against Pinnacle’s different butt width, and a homeowner grabbing a generic big-box step flashing discovers that halfway up the roof. We match the flashing to the shingle model, not the other way around.
When we can get OEM Atlas flashing, we use it. But Atlas doesn’t operate a fast-moving West Coast distribution chain the way GAF or Owens Corning does, so OEM pieces sometimes add a week to a repair. For most replacements, we use a quality aftermarket equivalent: 26-gauge galvanized steel or .019-inch aluminum, pre-bent to match the Atlas profile, with the same 30-year material life. We’ll show you both options and the prices, and you decide. Tilehurst Roofing Los Angeles is an independent service provider, not an Atlas dealer or affiliate. What that means for you is we match parts from all seven major manufacturers we work with: Atlas, GAF, Owens Corning, CertainTeed, IKO, Tamko, and Boral.

Signs Your Atlas Flashing Replacement Is Failing
Here’s what owners in Los Angeles tell us before we go up the ladder:
- Water stains near walls, chimneys, or skylights. Flashing is the seal between your roof field and anything that interrupts it. When it fails, the leak is almost always adjacent to one of those transitions.
- Lifted or curled flashing edges. LA’s summer heat bakes the roof valley flashing until it expands, and it doesn’t always settle back flat. Over a few summers the curl becomes a funnel for wind-blown rain.
- Visible rust or corrosion. We see this more on coastal properties, say within three miles of the water, where salt air eats galvanized flashing 15 years before it should die. If you can see rust, the metal is already compromised.
- Granules collecting in gutters near valleys. The flashing didn’t fail first in this case, the shingle edge did. But the fix is the same repair scope: new underlayment at the valley, new flashing, re-seat the shingles.
- Old roof sealant peeling or cracked around nail heads. Flashing was never meant to be caulked into service. When we see sealant doing the job of metal, the repair has already failed twice.
Replacement Cost & What’s Included
In Los Angeles, expect to pay $380 on the low end for a simple pipe boot or small step flashing section, $550 – $650 for a typical valley or wall flashing run, and $750 – $850 for a full chimney flashing rebuild with custom counter-flashing cut into the mortar. The range comes down to three things: how much linear footage needs to be replaced, whether we can work from a ladder or need full staging, and how much old sealant and failed underlayment has to be removed first. Every quote is written before we touch the roof. You’ll see the part cost and the labor broken out side by side, and that price doesn’t change unless we find something genuinely hidden, which we explain and photograph before proceeding. Every flashing replacement carries the written guarantee, and if it leaks inside the first year, we come back at no charge under the 365-Day Done Right Promise. That’s the Kingswell Way, and it’s in writing before the first piece of metal comes off.

You can safely check the obvious things yourself: visible rust, lifted edges, cracking sealant at pipe collars. What you can’t safely do is replace flashing on a two-story Los Angeles roof with a 6-in-12 pitch without the right tie-off gear and a helper. We hear from homeowners who tried a “quick fix” with roofing cement, and when we remove that patch six months later, the decking underneath has rotted. That turns a $500 flashing job into a $2,800 decking replacement. Flashing works because it overlaps the right way, is nailed in the right order, and is never, ever sealed with caulk as the primary defense. If you want an honest opinion on what’s actually failing, call us at (213) 674-2890 and we’ll look at the roof before quoting anything.
FAQs
Galvanized Atlas-compatible flashing lasts 20 – 30 years in most LA neighborhoods, but coastal homes within a few miles of open ocean often see rust and failure at the 10 – 15 year mark due to salt air. Call (213) 674-2890 if you suspect yours is nearing the end, and we’ll assess it during a free estimate visit.
Sometimes, when the metal itself is sound and only the sealant has failed, a targeted repair works, but if the flashing is rusted or the underlayment beneath it is compromised, patching it just delays a bigger leak. Call us at (213) 674-2890 and we’ll tell you honestly which situation you have after looking at it from the roof.
Most flashing replacements in Los Angeles take between two and five hours on site, including removing the old material, checking the decking, and water-testing the new seal before we leave. The estimate we give you before work starts includes the full time window so you can plan around it.
We stock common Atlas-compatible profiles on the truck, including step flashing, pipe boots, and valley flashing, and for less common pieces we source direct from local Los Angeles suppliers, usually within 48 hours. Call (213) 674-2890 with your Atlas shingle model and we can confirm what we have on hand for your specific roof.
Come See What a Written Price Looks Like
